Many real estate economists have called on new home builders to ramp up production to help relieve the shortage of inventory of homes for sale throughout the United States. The added inventory would no doubt aid buyers in their search to secure their dream home, while also helping to ease price increases throughout the country.
Unfortunately for builders, there are many forces that are making it difficult for them to do just that!
Last week at the National Association of Real Estate Editors 51st Annual Conference,CoreLogic's Chief Economist Frank Nothaft broke down the 4 'L's of New Home Construction: Lots, Labor, Lumber, and Lending.
The concept of supply and demand is ripe in the new home construction industry. The four 'L's of new home construction are each suffering a supply problem, and with that comes added costs. Let's break it down!
Lots – There is a shortage of land near metros at an affordable price, causing builders to move farther and farther away from cities to keep costs down. This isn't always an attractive option for those who want to stay close to work.
Labor – The Great Recession forced many skilled construction and trade workers to find other sources of income once their jobs were lost at the time of the crash. Even though the overall housing market has recovered, these workers have not returned. Those who remain are starting to age out and retire, causing even more of a shortage and additional costs.
Lumber – The cost to build a new home is directly tied to the cost of the lot and the cost of the supplies needed to build the home. Lumber costs continue to escalate due to policies restricting the importation of Canadian lumber, making larger luxury homes an attractive option to recoup costs when selling, rather than building smaller single-family homes and making less profit.

Year-over-year, lumber costs are up 13% after reaching a high of $433 in the second week of April.

Vacation is a necessary element for any entrepreneur or Business person to recharge physically, mentally, and emotionally. This doesn't mean stop work completely, but rather unplug for time of relaxation, play, and family connecting. In todays culture and age we can work pretty much from anywhere - so the trick more than ever is to learn how to dis-connect long enough to keep your tank full so you can continue to hustle at the top of your game!
We talked about engagement last time with our audiences on various social media platforms. But before we engage, we need an audience to engage with. Follower, fan, etc growth is a key factor when using social media for long term marketing stragey. We need audience, and more than that we need attention of the audience (but that is a different topic). Getting an audience comes in a couple ways...
From an organic stand point, you want to grow steady and slow - starting with your network, family, friends. Follow them, they follow back - etc. From there, the opportunity for exponentially webbing out your network through your closer "circle" connections is easier because you have common "friends" or "connections" in common to bring them into your network. I speak here for any platform - facebook, instagram, twitter, etc.
Then, you want to follow influencers. Not just famous people, but people who have a base of people that are the people or "audience" you want to have. Connect with them, then connect to their fan base as well.
You also have the pay per "like" route for facebook. The #hashtag strategy for instagram. The re-tweet/like route for twitter. And as far as Pinterest/Linkedin/Snap you have developing ways of connecting that are evolving both organically and monetized ways.
Each platform has various ways to grow your audience base but here are 2 things to remember:

When is comes to social media marketing, especially as realtors, we hear: content is king. No doubt, without quality and relevant content, you're really not using social media in the correct way. To get noticed, to gain attention, you have to put out stuff that people pay attention to, and not just scroll past. That is all true - but that is only half the battle (well maybe more like 80%....etc)
What happens next is really the gauge on whether you are turning your SMM (social media marketing) into lead conversion. The word of the day: Engagement. Without engagement with your content, and engagement between you and those consuming your content, its just content out on the web. (which las ti checked, there is plenty of)
When we talk about engagement of your content, that would include the: likes, shares, impressions (somewhat), comments, watches, pins, etc. The consumption and interaction with your content = engagement.
Now, the next step if you engaging with the engagement. All those people who just angaged with your content are potential customers you need to connect with. Through commenting back to those that commented, thanking people for re-tweets, showing appreciation for likes and shares...whatever you have to do to show people you are paying attention to those that consume your content and that you desire genuine interaction. Thats what social platforms can provide. Making the world a smaller place, so that your business can be "small town" in a "big world".

In the last "Being A Social Realtor" post we talked about communicating to your audience where they are at. That entails really knowing the demogrpahics and users on each platform. That takes some grind to and research to really know each platform. And if you are going to communicate on it, trying to be both organic in your reach and growth and native in your content is key.
Many of you in the social media world know that i am talking about in that last sentence But many dont. This article is more for them. For the rest fo us, organic growth and native content, lets look into what the means:
Organic Growth - pretty simply, dont use gimmicks or pay for followers. While Facebook Ads are acceptable to gain page growth because you can demographically target the audience you want to reach, paying for follower growth servies on twitter and instagram, for example, is frowned upon and really doesnt help you in the long run with your efforts of reach and marketing and conversion.
Native Content - each social media plaform has a language. Understanding how to speak and put out content that matches that language is a learned skill. A picture that gains 50 likes on Instagram may barely get noticed on twitter - a 5 minute video on YouTube may not get the views on Facebook. A Pinterest cover photo to a blog/article may get better click thru's rather than when shared on instagram. Knowing (and trying) to find what works langauge (content) wise is a skill that must be honed and improved over and over again.

Staying #FitFor the holiday - just because it is a holiday we know we need to stay working, grinding, and fit. That doesn't mean taking a break to relax and have a cook out with family. Especially on Memorial Day, it's a must. And it for sure doesn't mean not taking a time-out to remember the brave mena nd women that have served and sacrificed to protect our country, the USA, and those that still fight for our nation. We always remember and never forget those who gave everything for this country.
I took time to do a #crossfit workout called #Murph - a Hero WOD consisting of:
1 mile run
100 pull ups
200 push ups
300 air squats
1 mile run
You do it for time and this workout is no joke!

When it comes down to the foundations of good business...rather, Great Business...what do you find? I guarantee, that one core value will be communication. At our company, we believe it so strongly for Realtors, that it is a "key value" in our manifesto. You hear a lot of about "relationships" in business, but without communication those relationships would not exist.
Here's the thing - communication comes in many shapes and forms and mediums due to the ever increasing platforms of social media. You do realize that our social platforms, while relational, are only relational because they provide a means of communication between their users. So how does this apply to Real Estate and our business?
Communicate with your audience where they are. Its that simple. You see their twitter account super active, DM them...if always posting and engaging on Facebook, private message them. Are they a Snapchat enthusiast, chat at them. The point is finding a way to communicate in their world so that they are more likely to communicate back. Some of this is trial and error. If you call them, they don't answer, try texting. No response, a quick email. Nothing? Find them on social media and shoot a message....if you want their attention and business, you're going to have to put some effort and focus on communicating on multiple platforms and mediums.
In real estate especially, we are dealing with multiple generations and demographics - the only way to increase your business and success is to vary and grow how and where we communicate. www.DiscoverEagleRealty.info
I have had the privelege of chapreroning my 7th grade son's band field trip to Williamsburg, VA. We got to go on a ghost tour in downtown colonial Wiliamsburg, my first time in the area, and it made for some great pictures and an interesting experience. Now if you want to hear and experience what we did i reccomend you book a trip. I wont go deep into my individual experience, at least not for the purposes of this blog. But, i do want to make an observation: As the ghost tour guide told stories of expereince and the experience of others at various locations and homes around the town, i realized our social media marketing is really story telling.
Whether you mean to or not, you are weaving a stroy with every tweet, blog, video, post - and the best salesman are the best story tellers. So my questions is, how intentional are you? If you havent realized you're a story teller, well now you do...and how will that change how you use the different social platforms? How will your story (post) engage your audience, capture their attentions, draw them in, or cause them to action? Describing a new listing - sharing a market update - fun at your latest networking event. You are a story teller and author to multiple audiences looking to buy in to the right content (story).
So think about this next time you post - the best story you ever heard, what drew you in?
Not all Social Media platforms are the same - i know as a Realtor, your probably know that. But then why do we act in the opposite of our knowledge. At the core, its most likely because we say we believe it, but we dont. A video posted to both Youtube and Facebook...a picture on intagram and snapchat..a tweet and a blog (well, at least that one i hope you get the difference). Heres the thing - while efficiency screams at us to re-post everywhere, the real strategy is being able to use the same content, but create strings of native posts from it that match each platform's unique audience and demographics for the best reach and response.
My first suggestion is this - Start with either a blog or video. If you can make one, you can most likely create the other. - Though those who choose the Blogging medium may not feel they have the onscreen personality to make a video - or editing ability - or maybe a good voice over (guess what, thats why there is Fiverr.com )...but really, a blog or video is the longest bit of content from which you can draw smaller native posts and content from for the other platforms.

It comes faster than you can imagine - the next, newest social media tool or app for your business. Everyone is the best and everyone of them you have to get in on because they are the latest and greatest thing to grow your real estate business, right? But if you are constantly jumping "next" are you missing out on the "now"?
Most social media marketers will repeat 1 thing about using social media in your marketing strategy - "use what you like, and what you will use consistently". The biggest thing about using social media is using it in such way that your content is native and frequent. Which means, it needs to be something you are familiar with and will use daily.
So start there - yes you will want to grow and use multiple social platforms eventually, but start with consistency - check out this video for a crash intro into social media strategy!
